A roof is the one part of a house nobody looks at until it starts costing money. It takes more sun and more weather than any wall on the property, and it does it out of sight, so the first sign is usually rust bleeding down a sheet or a colour that has gone chalky and flat.

Rust, and why it comes back
Rust is not a surface problem, which is why painting over it does not work for long. Coating it seals it in with whatever moisture is already there and the sheet keeps going underneath, until the same marks come back through a roof that looked finished eighteen months ago.
So it gets converted and protected first. That is a separate step from the painting, and it is the step that decides whether the paint on top is worth putting on at all.
The same logic runs through everything else we do. On a weatherboard house it is the boards that have to be sound before a coat goes on; on a roof it is the rust and the fasteners. It is the same argument in a different place.

Do you paint metal roofs?
Yes. Roof painting is one of the three things we do up there, along with re-screwing and treating rust.
The state of the roof decides what the job actually involves, which is why we would rather look at it than quote it over the phone. Send a photo with your enquiry if you can — on a roof it saves a trip for both of us.
My roof has rust coming through. Can it still be painted?
Often, yes — that is what rust conversion and protection is for. Rust is treated first so that it is not simply painted over and left to keep going underneath.
How far it has gone is the thing that matters, and it is not something to judge from the ground. We will get up and have a proper look before saying either way.
What is re-screwing, and does my roof need it?
Screws and fasteners hold the sheets down, and they do not last as long as the sheets do. Re-screwing replaces them so the roof is fixed down properly.
It is worth doing before a roof is painted rather than after, for the obvious reason: the new coating goes on a roof that is sound rather than one that still has to be walked and worked on.
How much does it cost to paint a roof in Bendigo?
